Condition Assessments
Brown & Beattie Ltd. conducts Condition Assessments of buildings and structures. Detailed condition surveys can be carried out of various building components such as parking garages, balconies, wall systems, roofing, windows and pavement or a complete review of the entire building can be conducted. Assessments can include a wide range of tasks including visual inspections (using swing stages and other access equipment if necessary), destructive investigation, materials testing, thermographic scans, air and water leakage testing, and structural or building envelope analysis. We will customize your Condition Assessment to suit your needs and goals. Reports will include an analysis of the findings, discussions of repair alternatives, budget cost estimates and prioritized recommendations.
Case Study > Leakage Investigation
This downtown condominium has a combination of brick, stone, metal cladding and aluminum frame window walls as part of its building facade which has created some interesting challenges while diagnosing and repairing water penetration issues. Repairs to these components and the exterior caulking required swing stage access, overhead protection to the busy sidewalk below and hydro line protection covers.
Case Study > Flat Roofing Assessment
The roof replacement of this Mississauga condominium complex was phased out over multiple years based on ongoing condition assessments. Various roofing systems were used throughout the complex to accommodate site access restrictions. Brown & Beattie Ltd. prepared specifications and provided tendering, construction review and contract administration services.
Case Study > Garage Assessment
After experiencing water leakage in this Toronto building's parking garage, we were retained to investigate the causes and propose solutions to address the leakage as well as to identify non-priority concerns that could be phased out over multiple years. Brown & Beattie Ltd. then provided the engineering services related to specifications, tendering, construction review and contract administration for the most serious water penetration problems which were occurring through expansion joints and adjacent to fire sprinkler stand pipes.
Case Study > Shingle Roofing Assessment
A complete assessment of the roofing at this Mississauga townhome condominium complex was carried out to prioritize upcoming shingle roofing replacement. The replacement was completed in multiple phases to address the roofs which were in the poorest condition and requiring costly maintenance first. The other roofs were replaced later reducing strain on the condominium's Reserve Fund. Shingles were purchased in advance to ensure the colour and style on each block matched. Brown & Beattie Ltd. provided tendering, contract administration and construction review services during each phase.
Case Study > Curtain Wall Assessment
Investigation into reports of leakage through the curtain wall system of this downtown Toronto condominium complex revealed that incorrectly installed screws in the mullion framing system resulted in the unwanted water infiltration. Brown & Beattie Ltd. provided engineering services related to investigation and general field review of the repairs.
